Specialist Disability Accommodation (SDA) explained: design categories, eligibility and how funding works

Specialist Disability Accommodation (SDA) is housing designed for NDIS participants with extreme functional impairment or very high support needs. SDA funding pays for the home itself; supports like SIL fund the people who assist you in it. Every SDA dwelling is built to one of four design categories.

High Physical Support (HPS)

For participants with significant physical impairment who need very accessible housing plus provision for things like ceiling hoists, emergency power backup for essential equipment, and reinforced ceilings. Most of Vitality’s SDA homes are HPS — it’s the category with the strongest demand.

Fully Accessible

High-level physical access for wheelchair users — step-free entry, accessible bathrooms and kitchens — without the full clinical provisions of HPS.

Robust

Built for durability and safety, with reinforced walls and fittings, secure windows and considered layouts that reduce risk — suited to participants with behaviours of concern who need a resilient, low-stimulation environment.

Improved Liveability

Enhanced design for people with sensory, intellectual or cognitive impairment — better lines of sight, wayfinding, natural light and reduced sensory load.

How eligibility works

SDA eligibility is assessed by the NDIA and written into your plan, including your design category, building type and location.
