What is SDA?

Specialist Disability Accommodation is NDIS funding for housing itself — purpose-built homes for participants with extreme functional impairment or very high support needs. SDA funding pays for the dwelling; supports like SIL fund the people who assist you in it.

The four design categories

  • High Physical Support — full accessibility plus ceiling hoist provision, emergency backup power and reinforced ceilings. Most of our homes are HPS.
  • Fully Accessible — step-free, wheelchair-friendly design throughout.
  • Robust — durable, secure, low-stimulation homes that reduce risk for participants with behaviours of concern.
  • Improved Liveability — better lines of sight, wayfinding and reduced sensory load for people with sensory, intellectual or cognitive impairment.

How eligibility works

SDA eligibility is assessed by the NDIA and written into your plan — including your design category, building type and location. If your current housing isn’t meeting your needs, talk to your support coordinator or contact our team and we’ll help you understand the pathway.

Good to know: you can choose your SDA home and your support provider separately — you don’t have to take both from the same organisation.
